- Are you letting us know up front any features of the property that might make it unique? It's relatively easy to appraise a cookie-cutter home. Most of an appraiser's time is spent analyzing how unique details contribute to or detract from what otherwise would be a property's market value. Let us know up front when ordering your report if there are unique characteristics of the home or surrounding area -- for example, it's recently had an addition built on, it's subject to zoning restrictions, and it's prone to flooding. These are things we'll find out on our own anyway, and knowing them early on will likely make your report arrive quicker.
- What are you doing to make the homeowner of the home aware of what to expect? One of the most inefficient tasks of the appraisal process is setting an appointment with the homeowner. It's understandable for a homeowner to be apprehensive with a stranger looking in every corner of their home, taking photos, and making lots of notes. Some think they have to make the place spotless before the inspection, with the notion that will make the house appraise higher and will delay the inspection until they have cleaned.
